Do not apply when temperatures will drop below 50°F overnight (common in South Bay winter). $140 for 5 gallons.
Thompson's WaterSeal Advanced Waterproofing Stain + Sealer
Budget option. Not as durable as Defy or Ready Seal, but adequate for second-floor or covered decks with less direct sun and moisture exposure. Available at every hardware store in the South Bay. Best for homeowners who want to re-apply annually rather than invest in a higher-performance product. $30/gallon.
Deck Hardware Maintenance
Boeshield T-9 Lubricant and Protectant (4 oz Aerosol)
NASA-developed product originally for aerospace applications, now the marine and coastal hardware standard. Apply to all deck fasteners, door hinges, and metal hardware annually. Displaces moisture and leaves a waxy protective film that resists salt air corrosion far better than WD-40. The 4 oz aerosol covers all hardware on a standard deck. $12.
South Bay Deck Maintenance Schedule
Spring (March–April):
